Sometimes we get calls from the public or even referrals from other REALTORS that ask us to help people who are behind on their mortgage payments and perhaps had an ARM come due or other hardships that cause them to not be able to afford their property and they ask us to list a home to sell subject to lenders approval of a short sale.
There is a lengthy pre-qualification process (we interview the sellers and with their permission, the lender involved) before we even accept the listing or referral.
Sadly of late, people are waiting too long before asking for help.
Just this week we had a potential client tell us that they've received notice by certified mail that their home was being foreclosed and that a sheriff's sale was scheduled.
As Real Estate Brokers - the only service we can provide, knowing this, is to refer them to local attorneys (if they don't have one) familiar with this process, before we take the listing.
Fannie Mae is cracking down on the length of time it is taking to file foreclosure proceedings on those loans that are delinquent.
