Changes in lending guidelines has made home buying challenging at times!
Recently, we represented 1st time home buyers in the purchase of a property in Northwest Indiana that went to the Name Brand Bank that held their savings to try to get pre-approved (conventional loan).
Next, they went to a mortgage-broker that approved them for a loan amount in a price range that was 1/2 of what they were looking for.
Finally, they went to a Mortgage Banker who has a professional designation of CRMS.
There are less than a dozen Certified Residential Mortgage Specialist's in the entire State of Indiana!
He approved them FHA and just 21 days after an accepted offer to purchase, the loan closed!
Just goes to show you that->
Not all lenders are the same - the 3rd time was a charm!
