I went to High School in Hammond, IN even though I lived on Chicago's South Side,

Bishop Noll Institute had a great reputation for being a College Prep School and was only 20 minutes by

Car from Home !

Since Hammond is so Close to The Illinois State Line (Border City) many people choose to live there even

if they work in Chicago-land. Commute is feasible by Major Toll roads/Expressways or South Shore Train !

Recently we closed on a home in NW Indiana listed by F.C.Tucker 1st Team Real Estate.

Marketing a Home to the Masses to find a Ready, Willing and Able Buyer is only 1/2 the battle now a days in getting a home sold:)

The Lending guidelines are much tighter, so we continue to show our listed properties for back-up offers for our sellers, even if a buyer has a pre-approval letter submitted with the offer to purchase.

Going back on the market because of failure to obtain financing, this Northwest Indiana Home Listed by F.C.Tucker 1st Team Real Estate was known by Buyers agents for it's well maintained condition, and so we received another offer from the same REALTOR (different buyer),shortly after the 1st deal fell!

Lesson learned - THE HOME IS NOT SOLD until the loan is funded AND the DEED is signed over AT CLOSING.

Until then, at our sellers request we change the status on the MLS of all of our properties with an accepted offer to PS =Please SHOW -> for back-up offers!

 We closed today on a Fixer Upper Home in Northwest Indiana. 

It was not the first offer written on the property, that offer expired and our seller did not want to grant any further extension of time since showings were plentiful.

It was not even the second offer on this property, that was supposed to be "a sure thing" to close, but it wasn't :(

It was the Back - Up Offer to the second offer that Closed within a few days of a mutual release being executed by all parties!

We have always encouraged our clients to continue showings on their property that is listed with us, even after an accepted offer to purchase has been agreed upon by all parties!

We also encourage other co-operating REALTORS who show our properties, that BACK UP OFFERS are welcome!

Sale Pending Does Not Mean SOLD !

At the beginning of each Listing, we relay to our Sellers, that the REAL WORK in REAL ESTATE TRANSACTIONS begins after the negotiated contract has been signed by all.

Getting the deal to Close nowadays is where professional expertise is vital.

Having a Back Up Offer in Place is good, just in case circumstances come up....things that are not re-negotiable or unforseen, that may cause the First Deal to Die.
