Recently we closed on a home in NW Indiana listed by F.C.Tucker 1st Team Real Estate.
Marketing a Home to the Masses to find a Ready, Willing and Able Buyer is only 1/2 the battle now a days in getting a home sold:)
The Lending guidelines are much tighter, so we continue to show our listed properties for back-up offers for our sellers, even if a buyer has a pre-approval letter submitted with the offer to purchase.
Going back on the market because of failure to obtain financing, this Northwest Indiana Home Listed by F.C.Tucker 1st Team Real Estate was known by Buyers agents for it's well maintained condition, and so we received another offer from the same REALTOR (different buyer),shortly after the 1st deal fell!
Lesson learned - THE HOME IS NOT SOLD until the loan is funded AND the DEED is signed over AT CLOSING.
Until then, at our sellers request we change the status on the MLS of all of our properties with an accepted offer to PS =Please SHOW -> for back-up offers!

I think this is a great idea, if the seller agrees.
Sometimes 'in the olden days' the seller was delighted to get a contract, for one thing so that they don't have to keep the house in apple pie order for showings. But these days, they really do need a backup and I would think would think 'please continue to show' a good idea.

Grace & Jeff..almost left without commenting as I wasn't sure what is done in our part of Michigan & Sal is out.
Decided to state, that if the "Sold" rider is not put on the sign until closing or after closing; then it stands to reason that this should be a "given" for all listings. It never hurts anyone to have back-up buyers ready and able to purchase.
As for our home - listings- we don't entertain 'contingencies'--they can take too long for a sale. At one time when sales were quickly settled, contingencies were the way we acted. Now--not so much.

you are right Sarah - yet today's mileu there is no done deal till it's done and so we still show:)
Hi Barb - some of our sellers accept contingent on close - yet that is still a risk as not all deals close nowadays!
