We did a Broker Price Opinion for a competitive listing appointment in Valparaiso, IN and the RELOCATING seller was surprised at the current market value neighborhood com-parables being below what they expected (sound familiar?).
We did List the home and it SOLD->
Subsequent Price Reductions once the property was vacant brought a flurry of showings and an accepted offer with not 1 but 2 back up offers within the same week!
Per Sellers request, in this market of lending variables, we change the status of our listings in the MLS to PS which means Pending Show :
There is an accepted offer to purchase on the property, however the seller wishes to continue showing the home for back up offers.

Grace & Jeff...beautiful house, soon someones Home. Though you did not state the price / changes/ sold-- it is interesting that it sold quickly when vacant. That I can relate to since for me it is easier to picture our possessions in a house that has no other items present. Guess that I would never make it on HGTV with that attitude.

Hi Barb - forgot the link - it's fixed now :) Sommetimes home sell quicker when empty, sometimes not :) LOL HGTV provides imagination for what the home could look like for sure!
