Last night, we had some laughs & fun family time at home playing the Game of TRI-OMINOS. Both the girls were home visiting on a brief break from their studies.
Although I lost, (Hey, I was up against a Calculus Major and a 3rd Year Law Student:) this Game reminded me of a Complex Real Estate Transaction we had just experienced recently. It involved REPEAT CLIENTS. This was the 3rd time we had the honor to represent them, in the last decade, in Buying or Selling Homes.
Third time's a charm, Right?...Well, this transaction's success HINGED on 2 other DEALS to CLOSE prior to the 3rd transaction, which was our SOLD LISTING. Thus, a sort of TRI-OMINO effect, involving Multiple Families was created !
Since the Closings were all scheduled for the same day, with different Real Estate Agents, at different Title Companies and each with unique Lenders, (our client's deal being last), communication and detailed follow up with all professionals involved was KEY !
Luckily, the NW Indiana Real Estate Market, is small town enough, and we have been in the business long enough, to know who to call to assure that all is on track.
The other Co-operative REALTORS, did accept some detailed suggestions from Jeff, so that piggy-backing one closing after another, would produce smooth transitions and no surprises at the closing table.
This sort of Domino or Tri-omino effect, happens often in Real Estate, especially in a MOVE UP Market Place !
Dealing with FULL TIME, FULL SERVICE, EXPERIENCED PROFESSIONALS, can make a difference !
As Jeff always says : The REAL WORK in getting a SALE, starts AFTER the CONTRACT is signed by all...the WORK NOWADAYS ....is getting the deal (s) to CLOSE !
Thank God, with TEAMWORK from all professionals involved, All 3 transactions Closed and No Family was without a place to call Home that day :)
