I heard this saying the other Day in CRS Class and giggled. I had never heard it before, and the Agent who was explaining it said that this saying: " First Born, Second Wife, Third REALTOR " has been referred to as the preferred order of things in Life! Although I don't agree with the phrase, it
brought to mind a successful transaction we closed on this year. We just happened to be the 3rd REALTORS to List the Property.
Price , Marketing and Condition are 3 top factors that lead to bringing a Ready, Willing & Able Buyer to a Property nowadays.
The general public has become more Market Savvy with the advent of Internet Real Estate Sites providing various data.
Coming in as the 3rd REALTOR is often a very difficult position to be in, due to preconceived notions and previous experiences, that in some cases, may not be all positive. At this point our JOB, as Professionals is to Deal with the Facts and Focus in the Present and Plan to the Future.

Interesting saying.....however, if the first agent does a proper job at the start, there's no need for a third REALTOR.
I agree that back-up offers are great...especially for the seller, and often for the buyer. In the end, I believe that the buyer(s) who are supposed to get the house, end up getting it.
Sometimes I've wondered if a property chooses it's owners...

Hello Jo Ihad never heard this saying before until CRS class where many students knew it ???
I don't agree with the saying as I mentioned in my post. Jeff and I have been the 3rd REALTOR many a time.We cannot pass judgment on why the homes did not sell previously, but we can do everything in our repertoire of marketing and practice to get the home sold :)
Great philosophy on the buyers who are supposed to get the home do! I never thought of it that way - but certainly have witnessed many deals turn out that way come to think about it :)
