We Represented Buyers and Closed on a Home in La Porte, Indiana yesterday.
Our system of working with potential buyers who have a home to sell includes detailed upfront communication on buying a home contingent on another closing.
With an Exclusive Buyer Agency Agreement in place, and a Pre-qualified Letter from their lender on file, we start the search based on criteria and price range/buying power by the Multiple Listing Service.
Property History Search may even reveal what the last owner paid for the homes selected .
Going over Seller Disclosures and pertinent County Assessor Data before showings, addresses up front, any areas of concern.
Armed with our business cards, we encourage clients to drive the neighborhood and past the list of homes considered before scheduling showings.....and if they do per chance find a FSBO or Open House -present our card and let the other REALTOR or seller know, they are contractually represented.
We come prepared with a blank purchase agreement, and if the clients like the home, fill in the offer at the kitchen table.
Area Market Analysis along with Community Absorption Rates are explained to help our Buyers determine an offer price.
We call the Co-operating Broker while still at the propertyand arrange, if possible, a meeting in person - we like to meet who we work with if at all possible - to drop off the offer, approval letter, and earnest money.
And then the REAL WORK begins....and some clients look at us funny when we tell them this:)
PROBLEM SOLVING and COLLABORATION and frequent Communication and Follow Up is required if ANY of the Following steps on the path to HOME-OWNERSHIP develops a Bump in the Road :) 
Negotiations and Counter Offers, Multiple Inspections and Responses, Survey and Title Issues, Appraisal especially if Not at Purchase Price, Underwriter Stipulations, Repairs and Re-inspections, Non- Insurabliltiy of the Property due to Excessive Claims, Attorney review of Documents and Deed, Funding, Escrow and Transfer of Possession.
There is much work and effort involved to get the Deal Done!

Hi Danny - Yes we did get your email and thanks for thinking of us . will get to it after presenting an offer we just got late yesterday nite, taking buyers around to find a home quick, going to dinner with clients/friends, church and golf.... lol ( not necessarily all in that order - but the blog has been added to the list ( I hope theres no deadline ?) - we never did a me/me yet so it may take a few days as the phones are ringing and the sun is shining :) we appreciate your mention and all you do here on AR!

Hello Dave - I did mention it to Jeff - but we had 3 closings that day and a listing appointment all within 5 hours of time span ( and in 3 different counities... it was crazed - but we are not complaining:) - lets get together when we have more than 15 minutes to eat on the run LOL!
