 Another Home Sold in NW Indiana By The safrin's  This week, we Closed on another Home We Sold in Portage - Northwest Indiana.            
We wrote the offer to purchase for the Buyers our Repeat Clients in early June.

The REAL WORK of Selling a Home starts AFTER the Contract is signed.

Getting the Deal to Close can be the REAL challenge in this current Real Estate Market.

That's where Professional REALTORS do make a difference!

In this case there were over a dozen obstacles to overcome!

We won't go into them all, but this is the first time in our decade long career that we have had to go back to the table and re-negotiate the offer to purchase several weeks right before closing!

At the closing table (over 2 months later), Jeff said  I don't know if you believe in prayer, but this deal came together by one!

Congratulations on another sale!  And you are so right, contract to closing is where we earn our money.  But a great Realtor is one that can handle the stuff going on behind the scenes and make it look easy.

Get used to the re-negotiating, I believe we will see a lot more of it with the Appraisal Conditions and Last minute underwriting conditions.  I had a Buyer that needed to re-negotiate, structure of the offer, ie: increase purchase price and increase contributions.  Seller wouldn't do it didn't understand why he had to pay closing costs.  And there was no getting through to him for him to understand.  So we withdrew our offer with in our time frame to do so on financing.  2 months later house is still empty. Oops on the Seller, and double oops on the Listing Agent. for letting that Buyer Get away.

Congratulations and I agree that getting the contract signed is often the easy part.  Our experience has always been that tt takes a collaborative and focused effort from all parties to bring the deal to close!  Glad to hear you are having success in making deals happen!

Hello, Sheila, I believe you are corrent that the times of renegotiating after the initial contract is signed will be more prevalent now with changes in lending! Thanks for sharing that story about the seller not getting it about the restructure and the home being vacant.

reminds me of a mansion in IN we once wrote an offer on ( it was a fixer and outdated but still over a million$$)

2 years later after the seller did not even attempt to counter our offer ?

they acepted a hundred thousand dollars less than our bid OUCH...( not to mention tens of thousands in tax bills paid for an empty home and the heat and electricity to maintain 10 thousand square feet over 2 IN winters :)
