Jeff & Grace - good points.  I always have the buyers pre-approved.  If they don't have time to do this then I don't have time to show them around!  This shows they are serious.  And if they are cash buyers I need to know where the $ is!!!  Some people are insulted but when I explain that I recently lost a deal because the Financial Adviser (buyer) lost his down payment in the Stock Market they have a little more respect for me doing my due diligence.  I subscribe to your Blog and you provide AR with great info!

LOL Dave - lots of people love to just look at homes and lots of agents love to show many homes - we sell them :)

Hello Kathy - most people don't realize time is the single most precious commodity we have and should be respected. People who have money, rarely shy away from pre-approval ... we've had people just know the phone number to their personal banker and call on the spot to get a quick pre-approval letter stating they have liquidatable assets to cover a cash deal. We agree with your business practice!

You are right; these are all good points.  Lately even motivated, serious buyers are finding it's not easy to be financed anymore.  We had a buyer who had a pre-approval and then when his paperwork got to underwriting it got kicked back and refused.  He had great credit and an even better income but had co-signed for a bad loan and that is keeping him from buying right now.  But you are so right, we need to be more efficient and spending too much time with people who aren't serious are better off with a different agent who has time to waste.

Thanks Jenn - we agree with your thoughts.... there is an over - correction taking place with underwriters going over every detail with a fine tooth comb and magnifying lens - be prepared to spend more time collecting and providing documents for conditions required to close a deal. The real work now starts after a contract is accepted by all parties and signed - the real work is getting it closed!

There is a new paradigm - savvy buyers will get their ducks in a row first before even looking at a home -anyone who humors buyers by taking them all around windowshopping without knowing what's in their wallet - has a real estate hobby LOL and is living in the past :)
